Exceeding occupancy limits may result in immediate termination of the reservation without refund. --- ## PARTIES & EVENTS 🚫 No parties, events, gatherings, celebrations, receptions, commercial activities, filming productions, or unauthorized group functions are permitted. The property may not be used for any activity that creates excessive traffic, noise, or disruption to neighbors. Violation of this rule may result in immediate removal from the property without refund. --- ## QUIET HOURS 🔇 Quiet Hours: 10:00 PM – 7:00 AM Guests must respect neighboring properties at all times. The City of Denver limits amplified sound to: • 55 decibels from 7:00 AM to 10:00 PM • 50 decibels from 10:00 PM to 7:00 AM No amplified music, speakers, home theater systems, outdoor entertainment systems, musical instruments, karaoke equipment, or similar devices may disturb neighboring properties. Repeated noise complaints may result in immediate cancellation of the stay. --- ## SMOKING POLICY 🚭 Strictly Non-Smoking Property Smoking, vaping, marijuana, cigars, cigarettes, hookahs, e-cigarettes, and all combustible products are prohibited anywhere inside the home. Smoking is also prohibited near open doors, windows, patios, outdoor furniture, and entryways. Guests are responsible for any odor remediation, cleaning, or damage caused by smoking. --- ## PARKING 🚗 Maximum of 2 vehicles. Vehicles must be parked only in designated areas. Do not: • Block sidewalks • Block neighboring driveways • Park on landscaping • Park on lawns • Park in fire lanes Guests are responsible for any fines, towing, or violations resulting from improper parking. --- ## PROPERTY USE 🏠 This property is intended solely for residential lodging purposes. Commercial use, business operations, public events, unauthorized filming, photo shoots, workshops, or gatherings require prior written approval. --- ## BBQ GRILL 🔥 Use at your own risk. Guests are responsible for safe operation of the BBQ grill. Do not leave the grill unattended while in use. The host assumes no responsibility for injuries resulting from improper operation. Guests must clean the grill after use. --- ## MOVIE THEATER 🎬 Guests use the theater room and equipment at their own risk. Please supervise children at all times. Guests are responsible for damage to furniture, electronics, projectors, screens, audio equipment, bean bags, recliners, or accessories. --- ## CHILD SAFETY 👶 Parents and guardians are solely responsible for supervising minors. The property is not childproofed. Guests assume all responsibility for the safety and conduct of children during the stay. --- ## STAIRS ⚠️ This is a two-story home. Guests acknowledge the risks associated with stairs and elevated surfaces. The host is not responsible for injuries resulting from slips, falls, misuse, or failure to exercise reasonable care. --- ## BACKYARD & OUTDOOR AREAS 🌳 Use outdoor areas responsibly. Children must be supervised at all times. Guests assume all risks associated with outdoor activities and use of outdoor furniture, grills, walkways, patios, landscaping, snow, ice, weather conditions, and natural hazards. --- ## SECURITY CAMERAS 📷 Exterior security cameras monitor outdoor entry points and exterior areas only. No cameras are located inside the home or private guest areas. Tampering with, disabling, covering, or disconnecting security equipment is strictly prohibited. --- ## NO ILLEGAL ACTIVITY 🚔 Illegal activity of any kind is prohibited. This includes but is not limited to: • Drug-related activity • Human trafficking • Prostitution • Weapons violations • Property crimes • Fraudulent activity Violations will result in immediate termination of the reservation and notification of law enforcement when appropriate. --- ## DAMAGES 🔧 Guests are responsible for any damage caused by themselves, their invitees, children, pets (if approved), or visitors. Damage must be reported immediately. Failure to report damage may result in additional charges. --- ## MAINTENANCE ISSUES 🛠️ Please report maintenance concerns promptly. Guests may not attempt repairs, modifications, or alterations to the property. --- ## ACCESS BY MANAGEMENT 🔑 In emergency situations or when necessary to protect the property, guests, neighbors, or comply with legal obligations, management reserves the right to enter the property as permitted by law. Reasonable notice will be provided whenever possible. --- ## WEATHER & ACTS OF NATURE ❄️ Denver weather can change rapidly. Guests assume responsibility for exercising caution regarding snow, ice, rain, wind, wildlife, and other natural conditions. The host is not responsible for weather-related disruptions, travel delays, power outages, internet outages caused by third-party providers, or other circumstances beyond reasonable control. --- ## PERSONAL PROPERTY 🎒 Guests are responsible for securing their personal belongings. The host is not liable for lost, stolen, forgotten, or damaged personal property. --- ## ASSUMPTION OF RISK ⚖️ Guests voluntarily assume all risks associated with the use of the property, including but not limited to the use of stairs, outdoor spaces, furniture, entertainment equipment, kitchen appliances, BBQ grill, driveway, walkways, and all amenities. The host shall not be liable for injuries, accidents, losses, or damages resulting from guest negligence, misuse of the property, or failure to follow these House Rules. --- ## VIOLATIONS Failure to comply with these House Rules may result in: • Immediate termination of the reservation • Removal from the property • Additional fees • Claims through Airbnb • Reporting to local authorities when appropriate
